Renting in a city you have never lived in

You cannot judge a Bengaluru deposit by what was normal at home. Enter your terms and get the local rules applied to them.

  • You are committing a large deposit in a city where you know nobody to ask
  • You cannot visit twice, so the decision is made on photos and a phone call
  • You do not know which local demands are routine and which are the opening of a scam

The offer you were given

Four things you already have in hand. No account, no password, no phone number.

In rupees, per month

In rupees, in total

The report names the state whose tenancy rules it read, and says on what footing it read them.

What the landlord or broker told you

Tick anything that is true. Leaving them all blank is a valid answer and the report will say so.

What the report reads

The report reads your terms against the tenancy rules of the state you are moving to, and says so when that state has not adopted the Model Tenancy Act.

The deposit capModel Tenancy Act 2021
A residential security deposit may not exceed two months' rent. The report shows the most your own rent permits and, if you were asked for more, the exact difference in rupees.
The return windowModel Tenancy Act 2021
The deposit is returnable within thirty days of you vacating, after lawful deductions. Most renters find this out during the argument rather than before it.
RegistrationModel Tenancy Act 2021
A tenancy is meant to be filed with the state Rent Authority by both parties. The report names the authority for your state, because an unregistered tenancy is the one with nothing to refer back to.
The scam screenDocumented fraud patterns
Six patterns that recur in Indian rental fraud: an advance fee before any viewing, an absent owner, rent priced under the local range, payment asked for before anything is signed, a deadline on the decision, and listing media that cannot be verified. You say which apply; the report says what to verify, and asserts nothing about any named landlord.

What escrow-protected booking would do

This is the part that is not built. It is described here because it is what HomeTrust is for, and because you should know exactly where the line between the two sits.

You pay the deposit
The money goes to the escrow account at the point you would otherwise have transferred it to the landlord.
It is held neutrally
An RBI-nodal escrow account holds it for the tenancy. Neither side can move it alone.
A move-out releases it
An inspection at move-out decides deductions, and the balance is released against that record rather than against goodwill.

None of this is live. Escrow onboarding is not cleared, so HomeTrust holds no money, operates no account, and charges nothing. The report above is the only thing this site does today.

Questions people ask before they pay

Is this legal advice?
No. The report applies a written rule to the numbers you entered and names the state it read for. Take it to a lawyer or the state Rent Authority before you rely on it.
Do you hold my deposit?
No. HomeTrust holds no money. Escrow-protected booking is not live, so the escrow section is a waitlist and nothing on this site charges you.
Do I need an account?
No. The report renders without an account, a password or a phone number. An address is only asked for once the report is on screen.
What happens to what I type?
The reading runs in your browser. We record non-identifying facts about it — the state, whether the cap was exceeded, how many patterns matched — so we can tell whether this is worth building. Your email address is stored only if you give it.

Local tenancy rules applied to your offer, not generic advice

Most relocation deposits are paid in the first week, usually under time pressure. It takes about a minute, and you already have every figure it asks for.
