What the report reads
The report applies the Model Tenancy Act 2021 deposit cap and 30-day return window to the exact terms you enter, and names the state whose rules it used.

What escrow-protected booking would do
This is the part that is not built. It is described here because it is what HomeTrust is for, and because you should know exactly where the line between the two sits.

- It is held neutrally
- An RBI-nodal escrow account holds it for the tenancy. Neither side can move it alone.
- A move-out releases it
- An inspection at move-out decides deductions, and the balance is released against that record rather than against goodwill.
None of this is live. Escrow onboarding is not cleared, so HomeTrust holds no money, operates no account, and charges nothing. The report above is the only thing this site does today.

- Is this legal advice?
- No. The report applies a written rule to the numbers you entered and names the state it read for. Take it to a lawyer or the state Rent Authority before you rely on it.
- Do you hold my deposit?
- No. HomeTrust holds no money. Escrow-protected booking is not live, so the escrow section is a waitlist and nothing on this site charges you.
- Do I need an account?
- No. The report renders without an account, a password or a phone number. An address is only asked for once the report is on screen.
- What happens to what I type?
- The reading runs in your browser. We record non-identifying facts about it — the state, whether the cap was exceeded, how many patterns matched — so we can tell whether this is worth building. Your email address is stored only if you give it.
